Accommodation
All the 5 bedrooms are individual, and each has its own en-suite bathroom with double bath and separate shower.
Each room has a name and has the following bed arrangement:
‘Fire' – king size double
‘The Moor' – up to four single beds.
‘Cow' – double bed.
‘The Beach' – King size double,
‘Cow parsley' – King size double.
The Moor and fire have the bath in the bedroom
There are also three cots, available on request. There is a large kitchen-breakfast room, drawing room, dining room and laundry/ utility room.
There is plenty of parking on the gravel drive directly outside the house
Bathrooms
All bedrooms, both in the main farmhouse and in the cottage, have en-suite bathrooms.
In the main farmhouse each bathroom has a double bath and a separate shower. The natural spring water feeds all the bathrooms and is pressurised throughout the house.
Water and Central Heating
All the ground floor rooms have under-floor heating including the porch, which will dry and warm walking boots and wellingtons. The boot room/ utility room is equipped with a super sized American washing machine and dryer.
The water system is pressurised throughout the house.
The farm is supplied by its own natural spring water which feeds the whole house. It is carefully filtered and treated and tastes wonderful

The kitchen
The large open plan farmhouse kitchen will comfortably seat 12 at the table. The central island has bar stools. There is a large 7 burner range with two ovens and a big American fridge with ice generator.
The separate bar has wine storage and there is a separate drinks fridge.

The dining room is in the oldest part of the house. It is perfect for cosy dinners in front of the inglenook fireplace with it wood-burning stove.
The Drawing Room
There is a 50m2 drawing room has an open log fire and has three big sofas, TV, video and DVD. Double doors on both sides lead out to large stone terraces.
You are welcome to use the logs from the woodshed which is outside the front of the barn.
Outside Terraces and Gardens
The west garden is contained and safe. It has a terraced lawn leading up to the orchard, vegetable garden and fruit cage.
The stone terrace adjacent to the house is perfect for evening drinks alfresco dinners and barbequesas iIt catches all the afternoon and evening sun.
We are constructing a vegetable garden and fruit cage to produce fresh fruit and vegetables
These will be grown as organically as possible and will all be available when in season.

The east terrace has stunning views down the Colyton valley. The uninterrupted morning sun makes it ideal for summer breakfasts and lunches.
The east garden is surrounded by a ‘Devon Bank' and a fence making it ideal for small children to play safely, or for cricket and football. It is level, extending about ½ acre and all of the area is visible from the house. There is a children's climbing frame and a rope swing in the large oak tree outside the house.
The Adjoining Cottage
The cottage sleeps 4, with two bedrooms and two en suit bathrooms. Kitchen, sitting room, cloakroom and boot room. There is a wood burning stove and as in the main house under floor heating.
